A few months ago we did a blog post about all of the cities in Pierce County. We accidentally left out Bonney Lake (our bad! Sorry BL peeps!) and had to go back and update it. Now that the Northwest MLS is reporting the median sales price for a home in Pierce County is $375,000, we thought we would go through and show you what you can get for $375,000 in each city in Pierce County (including Bonney Lake!).


Gig Harbor 

Home prices in Gig Harbor vary quite a bit by neighborhood. In fact, the majority of the most expensive homes to sell in Pierce County last year were located in Gig Harbor. While it varies from neighborhood to neighborhood, it’s a safe bet to put the median price for homes in Gig Harbor at large over $500,000. That said, Gig Harbor is a big place and there were a few dozen home sales right at the median Pierce County sales price of $375,000, including this new construction home in Glen Cove:

Fircrest

The City of Fircrest is located between Tacoma and University Place, and its median home price is only slightly above the Pierce County median sales price of $375,000. It’s absolutely still possible to pick up one of Fircrest’s famous mid-century beauties, but be ready to beat out other buyers for them.

Lakewood

The City of Lakewood is located just south of Tacoma, west of I-5. The home values in Lakewood vary quite a bit, from affordable condos to homes on the lake costing millions of dollars. There were plenty of homes that sold in Lakewood for the Pierce County median price. This house in Lakewood’s Oakbrook Neighborhood listed for $395,000 and ended up selling for exactly the Pierce County median sales price:

University Place 

At $433,000, the median sales price for University Place is a little bit higher than the Pierce County average, but there are still plenty of homes that sold in University Place at or below median. This house is in the heart of University Place, close to Chambers Bay:

Steilacoom

Steilacoom is one of Washington State’s most historic cities, and its median home price is just a little bit over the average of Pierce County coming in right around $400,000. This cute cottage in Steilacoom sold for just under the Pierce County median sales price:

Dupont

At $360,000, Dupont’s median is actually a little bit under the median for Pierce County. A brand new construction home (like the one pictured below that sold a few months ago) will cost right about the median price for Pierce County:

Fife

Located between Tacoma and Puyallup, homes in Fife tend to sell right around the median for Pierce County with the median in Fife being about $350,000. This 13-year-old house in Fife’s Radiance neighborhood sold for $15,000 over the list price:

Puyallup 

The City of Puyallup has a median price below that of Pierce County at large, hovering around $340,000. If you have $375,000 to spend in Downtown Puyallup and South Hill, you will find many houses to choose from. This house sold in Puyallup’s Manorwood neighborhood for exactly the Pierce County median sales price:

Sumner

The median sales price for Sumner is a bit higher than the median for Pierce County, right around $385,000. This house in Downtown Sumner sold for a bit under median after three months on the market:

Edgewood

Edgewood is such a small town, there aren’t all that many houses that sell here each year. That said, of the homes that do sell, the median is higher than the Pierce County median. Homes in Edgewood have a median of about $480,000 right now. This house sold for $370,000 after just 3 days on the market:

Bonney Lake

The median home price for Bonney Lake is about $440,000, so finding homes at the Pierce County median home price of $375,000 isn’t impossible, but you’ll have competition. This house in Bonney Lake’s Willow Brook neighborhood sold for exactly $375,000 after just two days on the market:

The biggest lesson for folks who want to spend less than the median for a neighborhood is be prepared to compete with lots of other buyers and be ready for the sales price to be well above the list price.
