Stadium District

2026 Stadium District Median Home Price: $1,250,000

Most years when we run the numbers the Stadium District is the most expensive neighborhood in Tacoma. Where there might be micro-neighborhoods here and there that are higher, Stadium District is typically the one that comes out on top price wise for the city. The reasons are obvious if you visit. It has a thriving business district, a link stop, historic mansions, and some of the most incredible views of Commencement Bay and the mountain that you can find anywhere.

Proctor District

2026 Proctor Median Home Price: $741,000

The Proctor District is home to North Tacoma’s most thriving business district, it’s only year round Farmer’s Market, and probably the fanciest supermarket in town- Metropolitan Market. The great shops, restaurants, and coffee shops in the business district are a big draw for folks across the city. Proctor is full of historic homes, streets lined with mature trees and sidewalks, and community gardens.

Old Town

2026 Old Town Tacoma Median Home Price: $950,000

Old Town is one of the most picturesque neighborhoods in Tacoma. The bowl shaped neighborhood curves into (and offers residents incredible views of) Commencement Bay. The neighborhood has view homes, historic homes, some condos, and a few apartments. You can choose between Anthem and Curran Coffee, visit the local bike shop and then take a ride (or a walk) along Tacoma’s Ruston Way Waterfront Park.

Three Bridges

2026 Three Bridges Median Home Price: $768,000

Three Bridges is located between Proctor, Old Town, North Slope, and UPS. A lot of people would lump it into one of the surrounding neighborhoods  but it is a funny little spot all of its own. Living here is all about tree-lined streets and sidewalks, thriving locally owned businesses steps down the street, and taking advantage of the proximity of the other nearby North End Neighborhoods.

UPS Neighborhood

2026 UPS Neighborhood Median Home Price: $610,000

Puget Sound University is at the heart of what Tacomans call the “UPS Neighborhood” in North Tacoma. Also called “College Park” by some residents. UPS is located between the Proctor District and Tacoma’s 6th Ave. Folks living in UPS can easily get to some of the best local businesses, restaurants, and grocery shopping in both North and Central Tacoma by bike, foot, bus, or car.

North Slope Historic District 

2026 North Slope Median Home Price: $740,000
The North Slope Historic District is Tacoma’s largest historic districts, with 940 homes. While not the most expensive neighborhood in the North End, the North Slope median home price is hundreds of thousands of dollars above Tacoma’s median. Owning a home in Tacoma’s North Slope also comes with additional considerations for when you remodel or make changes to the exterior of your home.
