What’s it like buying a house in Federal Way? What’s the Federal Way real estate market like right now?

In this video, Tacoma Real Estate Agent Marguerite Martin interviews her friend and colleague Totiana. Totiana lives and works in Federal Way, and she’s sharing why people choose to live in Federal Way, how much homes cost in Federal Way, and what the Federal Way real estate market is like in 2021.

Why do people choose to live in Federal Way?

Federal Way is right next to Northeast Tacoma. It’s as close as you can get to Tacoma while still being in King County. One of the great things about Federal Way is its centralized location. Depending where in Federal way you live, you’re 30 minutes from Tacoma and 30 minutes from Seattle. You’re also only about 20 minutes to SeaTac International Airport.

How much does it cost to buy a house in Federal Way?

Federal Way has the most affordable home prices in King County. If you want to buy, say, a 3-bedroom, 1.5-bath home, you can expect to spend $400-$500k.

What is there to do in Federal Way?

Federal Way is home to golf courses, Dash Point State Park, great entertainment options (and access to a huge variety of entertainment options in Tacoma and Seattle), The Commons Mall, plus it’s also right on the water.

What type of homes are in Federal Way?

You’ll find many planned, suburban communities here, and many homes were built in the 1980s. There’s also a ton of new construction and new developments in Federal Way, too!

Where can you buy a waterfront home in Federal Way?

You can buy waterfront homes in Federal Way’s Redondo and Dash Point neighborhoods.

How do buyers need to prepare to buy a house in Federal Way?

Federal Way’s housing market is comparable to the competition that’s happening in Tacoma’s market and multiple offers are the norm. Buyers need to be completely prepared in advance of even looking for a home; have your pre-approval and financing all set. And of course, you need to work with a local real estate expert and a local lender.
